Council planning officer John Sloane admits the scheme is ambitious. But he tells the paper that the scale of the plan is merely a response to market demand. 'There's always got to be a first in any field. After all, there had never been a major shopping centre before on the scale of the MetroCentre in Gateshead.'

Property adviser James Welch, partner in charge of leisure at Jones Lang Wootton, said that the biggest potential barrier to the growth of leisure parks is in the area of planning consent. 'We are likely to see more in-town multi-level schemes based on US-style multi-entertainment centres where the emphasis is on greater sophistication of design.'
